Can you save me money?

Yes, our management fees are often more than offset by the tangible value we deliver. By securing higher market rents, reducing tenant delinquency, negotiating lower repair costs, and ensuring faster turnaround times for vacant units, we actively improve your profit margins.

Do you charge a security deposit?

We typically require a security deposit equal to one month’s rent. This is collected prior to move-in to ensure your property is protected against potential damages or lease violations.

What about pets?

Pets are only allowed with your specific permission. Should you choose to allow them, we mitigate the risk by requiring an additional pet fee and additional monthly pet rent. These amounts are ment to offset any additional cleaning or maintenance cost on tenant move out.

Vacancies

Tenants in properties managed by Bright Sky renew leases at a significantly higher than average rate vacancies still do happen. We start the marketing process as soon as we know the tenant intends to vacate the property. We have a professional and highly effective marketing plan to minimize vacant time and maximize rent value. 
 

Emergencies

Property emergencies don't happen on a schedule, which is why we offer 24/7 maintenance support. Tenants are provided with our emergency contact information immediately upon move-in. When a call comes in, our first step is to troubleshoot the issue over the phone; we can often resolve minor problems remotely, saving you the cost of a contractor visit. For non-urgent matters, tenants can easily submit repair requests 24/7 via our online portal, ensuring every issue is tracked, prioritized, and handled efficiently.

 

When do I get paid?​

Rents are due on the first of the month. We will have your monthly statement and ACH payment sent by the 10th of the month of 3 business days from receiving rent.


Does your management agreement give use exclusive right to sell my property?

No. We can sell your property if you would like us to, but it is not a requirement of our management contract.

Are you licensed?

Yes. Our Property Managers and Real Estate Agents are licensed by the Florida Department of Business and Professional Regulations (DBPR). We are also a licensed Florida Real Estate Brokerage Company.
